The Process:


1) Complete the following form. We will meet with you to discuss our services and how we are paid. In many cases and most instances, your bank will pay our fees.

2) After 1st meeting, you will need to complete the Short-Sale Packet which is provided to you upon our first meeting if you employ us on the spot, which includes an additional questionnaire and request for personal information which we will need to send directly to your bank. In the meantime, your property will be listed for sale.

3) Upon securing an offer from any prospective buyer, we will present that offer to your bank directly for approval. Upon approval, your bank will send us a preliminary payoff letter which authorizes the balance of your loan to be paid off, in many cases, short or lower than the current principal amount due.

4) You come to closing to sign closing documents, you typically and in most cases bring nothing other than yourself and a drivers license and after signing the documents and transferring the deed, the house is no longer your obligation.

Exceptions: Unfortunately, you must only have one mortgage or if you have a 1st and 2nd mortgage or 1st and Equity line, they must both be through the same bank. You must not have any other liens to your knowledge on the property.
